1.On-Site Consultation

Step One

An initial on-site consultation with a contractor is a meeting at the project location to assess the site and discuss your needs. This step helps identify challenges and establishes a clear plan before moving forward with the project.

Step Two

Schedule an On-Site Consultation with us to discuss your upcoming project. During our meeting, we'll go over essential details such as project specifications,, and your desired timeline. We'll also take measurements and photographs of the site. Shortly after, we'll provide a general quote range that respects your budget. If everything aligns, we’ll draft a letter of intent and require a fixed fee upon signing the contract for the Design & Development package.

A preliminary quote for a construction project is an estimated cost based on initial details. It provides a rough budget expectation before further research, allowing the clientto understand potential financial requirements. This figure may change as more information is gathered.

3. Design & Development

Step Three

The process in construction starts with consultations to understand the client's vision. Designers then create detailed rendered images to help visualise all design elements chosen.The manager of the project provides preliminary sketches, followed by detailed drawings and specifications for the project. The gathered information allows construction to begin while meeting regulations and client expectations. These elements are included in a package along with the final contract and other important documentation.

The Design & Development package is the complete package of all the information needed to start and complete your project. It includes the fully broken down project contract will all of the project phases and accurate pricing; design details and visual renderings; plan drawings that can be used to pull permits; a project schedule calendar; and a payment schedule. During this process our designer will correspond with you with design choices and have you view and approve all the elements. You’ll be shown visual renderings of what your space will look like, based on design elements you chose, for your final approval. Upon completion of this package another meeting will be scheduled to go over the package details. The contract will be thoroughly discussed, and if you’re happy with everything presented both OPCM and you will sign the contract along with the “Project Start-Up Deposit” . The “Project Start-Up Deposit” is typically between 30% to40% of the contract value (dependent on specifics of said project, i.e. lead times on special order materials or the projects duration.

4.Project Start-Up/Management

Prior to the start-date of your construction project, we will connect with you to finalize details and timelines, ensuring everyone is aligned. Throughout the project, we provide strong management, which involves providing regular updates and promptly addressing any concerns, guaranteeing your satisfaction and project success.

5.Project Close-Out

Completing a construction job is a significant milestone, and walking the job site with the client ensures their satisfaction. This final walkthrough allows the client to see the finished work firsthand and address any concerns questions. It's an opportunity to celebrate the successful completion while ensuring that every detail meets the client's expectations. Clear communication during process fosters a positive relationship and lays the groundwork for future projects.

Throughout the duration of the project we continue to build the Design & Development package. All contracts, product submittals, schedules, progress photos, drawings, and invoices are compiled in this binder and presented to you at the end of the project.
